The math doesn't even have to be that difficult: demolish one 40 unit stabilized building, replace it with a 100 unit building with only 25 "affordable" units, and at a *minimum*, 15 families can't afford to live at the same address.

Yeah but not to argue for the other side - not that many 40 unit RS bdgs get demolished, even if there is a massive rezoning. The problem is that the definition of “displacement” used by empirical people ONLY measures things that don’t happen that often.
