To stay on topic, the relationship btwn home values and zoning is really contested and not clear. Upzoning increases the investment value of the land. Downzoning protects what is there. If homeowners only cared abt home values, they would, in many instances, support upZoning

Upzoning increases the investment value of the land but, over the mid-to-long term, decreases the value of each unit. Homeowners care about home values -- they have to, it's where all their wealth is -- but they also care about school district lines and preserving segregation.

but? and? anyway, motivations add up to the same policy result ---> "protective zoning" was the euphemism used last night. CT's suburban mass downzoning happened at the same time the civil rights movement did. we all know what was being protected.
