    If the legislative leaders agree to this it will be a total sellout. This is not an affordable housing program. It’s a subsidy for luxury housing. Time to end it once and for all.

    According to my colleagues and Sam Stein, the revenue lost to 421-a could have been used to close NYCHA’s budget gap, provide enough vouchers to cover all homeless households, or build 160K deeply affordable units. This program is a drain on our city. It has to go.

    Our most expensive housing program right now is a kickback & this extension would give REBNY, developers, & investors the chance to grandfather in thousands of projects for an *entire* year. The impacts of this will be felt in Black and brown neighborhoods for decades.

    “Since 2014, just 44 units built with the exemption have been offered at the deepest discount possible — tenants who make 30% of AMI. For a family of 3 that means an income of about $32,200 a year to qualify to pay $631 a month for a 2-bedroom unit.”

    The analysis found that since 2014 only 44 deeply affordable units were built with 421a for tenants with AMIs of 30% . 421a is NOT an affordable housing program. We need to , pass and fund

    it's my first nys budget rodeo! 🤠 and after a lot of time spent in rep's offices...not to be cliché, but ur voice matters! lobbyists/REBNY are not shy to call Albany offices for their bills rn. this *does* build a sense of pressure in the office. so we need to make calls too! 🧵

    especially if you are represented by a moderate dem, we need you to make calls & very clearly state you are a constituent and what you want to see in the budget. if you're not, it doesn't hurt to express thanks, and support for electeds who are holding the line.

    421a is NYS’s most expensive + ineffective housing program It costs us $1.77B in lost property taxes/year to fund luxury development that is 75-80% market rate It’s scheduled to expire in June but is trying to give it new life under a new name — 485w 🧵
