this is a dumb question but how is something that’s 130% AMI considered affordable lol
I ask myself that question all the time. the answer is actually kind of convoluted but has to do with the fact that these income tiers are determined by HUD, which uses average income from the entire metro area (incl suburbs) rather than only the five boroughs.
yeah but doesn’t that mean the AMI is even higher than the actual nyc median income? westchester and nassau counties have higher medians than nyc lol

"affordable" isn't an accurate descriptor and way too often just stands in for what we actually mean, which is "income targeted" and "subsidized" buildings are eligible for subsidy under NYS law up to 165% of AMI
